HOBOKEN TERMINAL ENVISIONED FOR UPSCALE REVIVAL BY NJ TRANSIT
NJ Transit has authorized a massive study to renovate the historic nearly century-old Hoboken Terminal. The renovation would add retail and restaurant complexes, while improving access for travelers shuttling among the terminal’s trains, light rail, ferries, buses and taxis.
The models would be like the projects that have restored Grand Central Terminal in Manhattan and Union Station in Washington, D.C. The study also will explore whether additional development above the tracks is feasible or if residential and commercial space can be built on a 10-acre tract along Observer Highway west of the terminal.
The study will be done under a contract with LCOR, a nationwide real estate and investment firm, which will be the site’s master developer. LCOR and its team would provide the study at no cost to NJ Transit. If the plan is approved, the firms will gain development rights and fees over the next 15 years.
SETTLEMENT OPENS WAY FOR $70 MILLION HELMETTA REDEVELOPMENT
An out-of-court settlement has been reached which will allow redevelopment of the former Helme snuff mill property in Helmetta. A $1 million-plus agreement between the Kaplan Companies and Helmetta Lenape LLC opens the way for Kaplan to move ahead on its redevelopment plans.
The $70 million Kaplan plan, know as “The Village at Helmetta,” calls for 225 units of owner-occupied, age-restricted housing, some retail and open space. The residential units will be a mix of townhouses and multi-family units on parcels where the brick Helme factory buildings- more than 100 years old, now stand. They will be demolished.
RUTGERS PUBLIC SAFETY BUILDING READY FOR OCCUPANCY
The new Rutgers University Public Safety Building in downtown New Brunswick will be ready for occupancy in November. The university has leased the $33.5 million building at Commercial Avenue and George Street and a parking garage from the New Brunswick Development Corporation (DevCo), owner and developer of the property. The building will be a home for the Rutgers University Police Department and other public safety and university administrative units.
ALLIANCE MEMBERS RECEIVE AWARDS FOR EXCELLENCE
Two members of the Alliance for Action have been honored with Awards for Excellence by the New Jersey Business & Industry Association. The awards are presented for exceptional achievements in creating jobs, managing workforces with innovation, protecting the environment and solutions to social and economic problems through public service.
The award for environmental quality went to New Jersey American Water. Johnson & Johnson was recognized for public service.
PEOPLE ON THE MOVE
Ralph Pastore, of Railroad Construction Co., has been elected to a three-year term on the National Association of General Contractors Board of Directors representing New Jersey.
ALLIANCE IN ACTION
The Mercer County Chapter of the Alliance for Action will meet on Friday, October 28, in East Windsor with transportation as the primary topic. Registration will begin at 8:15am, followed by the program at 9am, at the Ramada Conference Center off Route 33, east of New Jersey Turnpike exit 8.
Alec Taylor, Chief Executive Officer of Matrix Development Group, Cranbury, will discuss the expected development of Turnpike Exit 7A as the next 8A.
David Shanis, Assistant Executive Director of the Delaware Valley Regional Planning Commission, will report on the their transportation perspective.
Jack Kanarek, Senior Director, Project Development, New Jersey Transit will review the bus/rail/transit alternatives study for Route 1 in Central New Jersey.
